From an industrial car garage to an architectural marriage. A discreetly detailed single storey extension to an existing brick building on a brownfield site with an industrial history.

Dalston, London.

This proposal is situated within the St. Mark’s Conservation Area in the vibrant neighborhood of Hackney, London. This area is renowned for its historical significance, with the Church of St. Mark’s serving as a focal point between the bustling Kingsland Road and Dalston Lane.

At the heart of our project lies the existing building on the site of 44 St. Mark’s Rise. While the buildings within the St. Mark’s Conservation Area primarily consist of residential structures, the site’s unique location offers a distinctive opportunity to create a development that seamlessly integrates with its surroundings.

Surrounded by Buildings of Townscape Merit (BTM), the proposed project recognizes the architectural value and historical context of its neighboring structures. Although the existing building on the site is not designated as a BTM, our design approach is driven by a deep appreciation for the proximity and heritage of these buildings. We have meticulously crafted a proposal that pays homage to the neighboring built fabric while introducing innovative and contemporary elements.

Our vision for the St. Mark’s Rise redevelopment harmoniously blends the old with the new, ensuring a sensitive integration into the existing streetscape. Through careful consideration of architectural details, materials, and scale, our design respects the area’s character while offering a fresh and modern addition to the local context.Creating a central courtyard space is a key aspect of our design approach. By offsetting the proposed single-storey building north of the existing structure, we achieve a spatial typology reminiscent of a mews lane, harmoniously blending into the urban fabric of the conservation area.

A vital element of the redevelopment is the inclusion of a single-storey link piece that connects the existing building to the main single-storey house mass. This link piece elegantly wraps around the site, embracing the courtyard space and fostering a sense of continuity and flow throughout the property.

In order to enhance the visual experience for neighboring properties, the brick single-storey house mass features a green roof. This green roof not only offers an improved outlook for existing neighbors but also emphasizes the subservience of our proposed development in relation to the existing building and the surrounding properties within the conservation area.
