City Of London.

Adjacent to the Gherkin in the city is a prime location for our client’s London office within the financial sector. DFA were appointed from the very beginning of the project to assist with locating a suitable office space with adequate floor area and are taking the office space through to construction.

Working closely with key stakeholders within the company, DFA were consulted to translate SIX Group’s needs into an area and assist with locating a suitable office space. The outcome of this was an office plate area requirement of 17,000 sqft for their 130 London based staff. Each branch within the SIX Group have their own individual needs that had to be addressed and area for these accounted for.

In a post pandemic world, employees value a more homely workplace that they can flexibly work within. Encouraging people back into the office environment therefore has different requirements to before with more generous and comfortable breakout spaces and a variety of different places to hotdesk in, as and when they are required in the office. A less dense desk per sqft is used to promote this more collaborative approach to working with the office being able to be used as a permanent place of work in areas and a flexible collab area in others.

Beyond the initial consultation, DFA worked with the SIX team and Carter Jonas to develop a look and feel design through to Stage 3 and beyond for the chosen office space to take the existing CAT A fitout through to a fully functional CAT B fitout ready for them to move into. Using our extensive knowledge of office fitout and working closely with the quantity surveyor, we created a personal fitout that fit within the SIX brand whilst keeping the project budget friendly.

To apply the budget in the most effective way we create SIX key nodes in the hot-spots of the office that stand out from the rest of the floor plate. These nodes also have key views out into the city of The Shard, The Gherkin and along the historic St Helen’s Place. Pops of colour from the ceiling to the walls and floor within these nodes accentuated the contrast from the more paired back monochrome workstations. This also encouraged the collaboration between teams and offered a reason to leave your desk and work from somewhere else throughout the day; something the SIX team were very keen to encourage.
