It’s hard to imagine that this was once an industrial car garage hidden in St Mark’s Rise. In its place now proudly sits a quaint and sophisticated architectural marriage blending into the urban fabric of the conservation area.

It’s hard to imagine that this was once an industrial car garage hidden in St Mark’s Rise. In its place now proudly sits a quaint and sophisticated architectural marriage blending into the urban fabric of the conservation area.

The new house adjacent has recently received planning permission and the technical design is currently well underway! Our architects carefully considered the architectural details, materials and scale to be in keeping with the area’s character, while offering a fresh and modern approach to the local context.

This refurbishment is situated within the St. Mark’s Conservation Area in
the vibrant neighbourhood of Hackney, London. This area is renowned for its historical significance, with the Church of St. Mark’s serving as a focal point between the bustling Kingsland Road and Dalston Lane.

At the heart of our project lies the existing building on the site of 44 St. Mark’s Rise. While the buildings within the St. Mark’s Conservation Area primarily consist of residential structures, the site’s unique location offered us a distinctive opportunity to create a development that seamlessly integrates with its surroundings.

The interior design team at Scenesmith built on these concepts to encompass the urban feel through use of subtle tones and textures.

Surrounded by Buildings of Townscape Merit (BTM), the project recognizes the architectural value and historical context of its neighbouring structures. Although the existing building on the site is not designated as a BTM, our design approach was driven by appreciation for the proximity and heritage of these buildings. The design has been carefully crafted to pay homage to the neighbouring built fabric while introducing innovative and contemporary elements.

 

St. Mark’s Rise redevelopment harmoniously blends the old with the new, ensuring a sensitive integration into the existing street-scape. Through careful consideration, our design respects the area’s character while offering a fresh and modern addition to the local context.

 

Our goal is to create a spatial design inspired by the charm of a mews lane, seamlessly integrating it into the urban landscape of the conservation area.

 

A vital element of the redevelopment is the inclusion of a single-storey link piece that connects the existing building to the main single-storey house mass. The house mass wraps around the site, embracing the courtyard space and fostering a sense of continuity and flow throughout the property.

In order to enhance the visual experience for neighbouring properties, the brick single-storey house mass features a green roof. This green roof not only offers an improved outlook for existing neighbours but also emphasizes the subservience of the development adjacent in relation to the existing building and the surrounding properties within the conservation area.
