VICARAGE
Vicarage Rd is a holistic development of 36 residential units with retail units located at ground floor adjacent to Vicarage Road Stadium. The scheme proposes the redevelopment of a brownfield site consisting of a former Printing Works and adjoining shops which have all been left vacant for years.
Dowen Farmer Architects have been working alongside Henry Construction in order to develop and ultimately deliver the proposal. In order to respect the neighbouring residential properties along the eastern and southern site boundaries, the scale of the building reduces as the height increases. This design approach of stepping the massing, building footprint and creating a minimum of a 22m gap creates a substantial and meaningful green space between the development and nearby residents.
In order to accommodate the existing level change across the site, the scheme is arranged in a split level configuration, with the retail facing onto the street with the residential units dropping down towards the rear of the site, providing direct connections onto the landscape setting.
